Senior Lifestyle Moves Forward After Shedding More Than 50 Properties

Having transitioned out of 50-plus communities in two portfolios over roughly the last year, Senior Lifestyle Corp. is now rebuilding scale while continuing to navigate the challenges of Covid-19.

The Chicago-based operator — which currently manages around 120 communities — is making progress on both those fronts, CEO Jon DeLuca and Vice Chairman/Chief Investment Officer Jerry Frumm told Senior Housing News.

LTC Expands Juniper, Oxford Relationships as Senior Lifestyle Exit Nears Completion

LTC Properties (NYSE: LTC) has nearly exited its relationship with Senior Lifestyle Corp., expanding its partnerships with Juniper Communities and Oxford Senior Living in the process.

LTC — a real estate investment trust (REIT) based in Westlake Village, California — decided before the Covid-19 pandemic to transition its portfolio operated by Chicago-based Senior Lifestyle, one of the largest providers in the United States.

Through April 2021, 12 of LTC’s Senior Lifestyle properties had gone to other operators, namely Randall Residences, Encore Senior Living and Graceful Senior Living. In Q2 2021, LTC sold three assisted living communities operated by Senior Lifestyle

White Oak Healthcare REIT Identified as Seller of 31-Property Senior Lifestyle Portfolio

White Oak Healthcare REIT has closed on the sale of a 31-property portfolio of senior living communities formerly operated by Senior Lifestyle Corp. to two buyers.

One of the buyers was Welltower (NYSE: WELL). The real estate investment trust (REIT) picked up 29 communities for about $147 million and tapped Chicago-based Pathway to Living to manage 22 of them, with Portland, Oregon-based Frontier Management managing the other seven. The other buyer was Midwest Health, which acquired two properties in Nebraska and Kansas.

That’s according to Newmark, which handled the sale and confirmed some of the transaction’s details; and White Oak.
